Farmington Business Park is ready for development
There has been a lot of talk about the Farmington Business Park lately, but very little has happened with the property in more than eight years.
But hopefully, that will change soon. At least, that's part of a plan the city of Farmington has to bring new business to the community.
The Farmington Business Park was so named back in 2005, when the city annexed nearly 40 acres of property just south of County Road 50 from Castle Rock.
Originally, city planner Lee Smick said, the property was brought in by a private developer who wanted to build it out as a business park. The area had a couple of buildings already on it, but there was room for more.
The land was zoned for heavy business and a planned unit development and design standards were drawn up. The plans were altered slightly to include fast food restaurants and convenience stores so the business park's employees didn't have to go far to get lunch or dinner.
The city extended infrastructure to the area. A mini-storage facility was built out there. And then a downturn in the economy caused the developer to lose the land.
Not a lot has happened with the land since then, Smick said. City officials know the land is available, and they're anxious to get it built out sometime soon. And that's why the Farmington Economic Development Authority and city council members are putting a renewed focus on the property.
"This is a good opportunity for us. It allows us to locate those types of businesses which are geared toward the industrial side of things, to have lots that are ready to be built on," Smick said. "We have one lot left in the industrial park. This would be the next logical location."
In addition to the mini-storage, there is a vacant building already built and available for occupancy in the business park. Otherwise, six lots are ready -- ranging in size from three to four acres each -- and waiting for construction.
The business park would be a good location for manufacturing, auto sales, supply yards, Smick said. There is still space to be allocated to fast food or convenience store development, as well.
"Nothing has been moving out there, hence the need to focus on that area. We have lots, there's sewer and water in there. Now we have to get the word out that we have lots available for that type of industry," Smick said.
At the July 1 meeting, the Farmington City Council agreed to hire a marketing firm to draw up a plan to help promote the community. Part of that plan will specifically on how to entice businesses to the Farmington Business Park.
